Understanding the full mortgage journey
Buying a home is one of the biggest financial decisions most families will ever make, yet many buyers only hear about the “pre-approval” stage and assume that once they receive a letter, the process is complete.
In reality, the mortgage journey involves several important steps that work together to move you from “approved” to “clear to close.” One of the biggest advantages I provide my clients as both a Realtor and Mortgage Loan Officer is helping simplify communication between all sides of the transaction.
The process usually begins with reviewing income, assets, debts, and credit history. This helps determine the loan program that best fits your goals and monthly comfort level.
Once you are pre-approved, the next phase includes:
- Home shopping
- Offer negotiations
- Loan disclosures
- Processing and underwriting
- Appraisal
- Insurance verification
- Final approval
- Closing preparation
Many buyers become nervous during underwriting because additional documents may be requested. This is completely normal. The lender’s job is to verify the financial profile being presented for the loan.
Another important factor in Central Florida is homeowners insurance. Depending on the property age and condition, inspections like 4-point inspections or wind mitigation reports may become part of the process.
